NO, and here's why:
WHO PAYS THE BUYER AGENT'S COMMISSION?
Sellers pay a total commission to any or all agents to sell their home (represented by the Commission Zone box above) whether or not they sell using their own agent. If more than one agent is involved, the total commission the Seller has "already agreed to pay" is split between the Seller's Agent and YOUR Buyer agent. Since sellers pay a total commission which is split between any agents involved, you don't pay any more for your OWN agent on new or used homes. Yes, I represent the BUYER's interests at NO ADDITIONAL COST to the BUYER!
What is an Exclusive Buyer Agent?
Real estate agents place their license with a Broker (i.e., ReMax, Keller Williams, etc,). The Broker decides to represent the best interests of only the Buyer (i.e., Exclusive Buyer Agent); only the Seller (Exclusive Seller Agent); or try to represent the best interests of both the Buyer and Seller at the same time. If you use an agent who represents Sellers, you may face a legal issue of either "dual" or "designated" agency where the agent is supposed to get the best deal possible for both the Buyer and Seller and yet both parties are equally represented by the same Broker.
Does this make sense? NO Does this mean the BUYER is completely represented and gets the best deal? NO
