OBEDIENCE: Jim Parker owes absolute obedience to the BUYER provided that Jim is not asked to violate any local, state, or federal laws, statutes, or regulations. Jim searches the entire area to the best of his ability for new construction and resale homes (including those for sale by the owner with NO Listing Agent) that best fit the needs of the Buyer.
LOYALTY: Jim Parker will not jeopardize the client’s best interest. It is imperative that the client is completely satisfied with their choice of a property.
DISCLOSURE: Jim Parker attempts to ensure his client is informed of material information so the client is able to make an informed purchase decision. Jim Parker will seek to disclose information to the Buyer that may be important to the buyer about the seller, seller’s property, or seller’s neighborhood that affects the value of the home.

What is an Exclusive Buyer Agent?
Real estate agents place their license with a Broker (i.e., ReMax, Coldwell Banker, Keller Williams, etc,). The Broker decides to represent the best interests of only the Buyer (i.e., Exclusive Buyer Agent); only the Seller (Exclusive Seller Agent); or try to represent the best interests of both the Buyer and Seller at the same time. If you use an agent who represents Sellers, you may face a legal issue of either "dual" or "designated" agency where the agent is supposed to get the best deal possible for both the Buyer and Seller and yet both parties are equally represented by the same Broker. Does this make sense? NO Does this mean the BUYER is completely represented and gets the best deal? NO
When the BUYER is NOT represented by their OWN "Exclusive" Buyer Agent, the BUYER may not get critical information needed to make a good decision or get the best deal!

Does it cost you anything extra to use a Buyer Agent? NO
Who pays a Buyer Agent's Commission?
Sellers agree to pay a total commission to sell their home (represented by the BOX above) whether listing with an agent or For Sale By Owners. If more than one agent is ever involved, the existing total commission the Seller has "already agreed to pay" is split between the Seller's Agent and YOUR Buyer agent. Since sellers agree to pay a total commission which may be split between any agents involved, you don't pay any more for your OWN agent on new or used homes. That means that I can represent the BUYER's interests at NO ADDITIONAL COST to the BUYER!
